Most of the time we fund projects from our own resources. However, there are occasions when we offer external investors the chance to co-invest alongside us. On these occassions, we contact a list of pre-qualified investors to establish who wants to commit to the particular property investment project.
We then establish a Unit Trust with a corporate trustee which pays for the land purchase and associated acquisition costs. Each Unit Trust shareholder is responsible for providing their investment as cash with Unit Trust holders receiving 1 unit for every dollar contributed. The balance of funds required for construction is borrowed using the property as security against the loan on a low gearing. Investors are not required to guarantee or be a party to any borrowings. On completion of the project, profit is distributed to Unit Holders on a pro rata basis.
There are no guarantees of course and we make that very clear up front. But, we always co-invest with investors, we treat your money as if it is ours, our track record is good and we pride ourselves on our reputation for honesty and integrity.
